Asbestos Removal
& Demolition
Licensed abatement, hazardous material management, and controlled demolition — handled safely and compliantly from assessment to clearance.
Safe Removal. Full Compliance. Zero Guesswork.
Asbestos-containing materials remain present in thousands of commercial and residential buildings across Calgary — in floor tiles, pipe insulation, ceiling textures, drywall compounds, and roofing materials. Before any renovation or demolition can begin, these hazards must be identified, contained, and removed by qualified professionals operating under strict Alberta regulatory standards.
Wildrose Construction provides end-to-end asbestos abatement and specialty demolition services. We manage every phase — from initial assessment and hazmat survey through containment, removal, air monitoring, and final clearance — so your project can move forward safely, on schedule, and fully compliant.
Abatement & Demolition Capabilities
Asbestos Abatement
Full removal and disposal of asbestos-containing materials including floor tiles, pipe wrap, vermiculite insulation, ceiling texture, and drywall compound. Negative-air containment, HEPA filtration, and proper waste handling throughout.
Hazardous Material Surveys
Pre-renovation and pre-demolition hazmat assessments to identify asbestos, lead paint, mould, and other regulated materials. Sampling, lab analysis, and detailed reporting to support permit applications and scope planning.
Air Quality Monitoring
Third-party air monitoring during and after abatement to verify fibre levels remain below regulatory thresholds. Clearance testing and documentation for occupancy sign-off and record keeping.
Interior Selective Demolition
Controlled interior strip-outs of walls, ceilings, flooring, millwork, and MEP systems. Surgical precision to protect base-building structure while preparing the space for tenant improvement or renovation.
Waste Management & Disposal
Licensed transport and disposal of hazardous waste materials at approved facilities. Full chain-of-custody documentation, manifests, and disposal certificates for your records and regulatory compliance.
Regulatory Compliance
Full compliance with Alberta OHS regulations, Alberta Environment standards, and municipal requirements. We handle permits, notifications, work plans, and close-out documentation so nothing falls through the cracks.
Where Asbestos Hides in Your Building
Asbestos was widely used in construction materials through the 1990s. Here are the most common places we find it during pre-renovation surveys:
Floor Tiles & Mastic
9x9 and 12x12 vinyl floor tiles and the black adhesive (mastic) beneath them — one of the most common asbestos-containing materials in commercial buildings.
Pipe & Duct Insulation
Thermal insulation wrapping on HVAC ducts, steam pipes, and hot water lines — especially in mechanical rooms, above ceilings, and in wall cavities.
Ceiling Texture & Stucco
Stipple (popcorn) ceilings and textured plaster coatings commonly found in residential and older commercial buildings built before 1990.
Drywall Joint Compound
Mudding and taping compounds used in wall and ceiling joints. Often invisible until testing confirms it — making pre-reno surveys essential.
Vermiculite Insulation
Loose-fill attic insulation (often from the Libby, Montana mine) that may contain tremolite asbestos. Common in residential attics and wall cavities.
Roofing & Exterior Materials
Asbestos-cement siding, roof shingles, flashing compounds, and window caulking — especially on buildings constructed before the mid-1980s.
From Assessment to Clearance
Every asbestos project follows a strict, regulation-driven process. Here's how we manage it.
Assessment & Survey
Hazmat survey with bulk sampling and lab analysis. We identify every regulated material and produce a detailed report for scope and permit planning.
Work Plan & Permits
We develop a site-specific abatement work plan, file regulatory notifications, and secure all required permits before any work begins.
Containment & Removal
Negative-air enclosures, HEPA filtration, wet methods, and trained workers in full PPE. Continuous air monitoring throughout the removal process.
Clearance & Documentation
Third-party clearance air testing, decontamination, and full close-out documentation. Disposal manifests and certificates delivered for your records.
Asbestos Abatement for Every Project Type
Commercial Tenants & Landlords
Pre-TI abatement to prepare commercial spaces for new tenant improvements. We coordinate with property managers and work within building operating hours to minimize disruption to co-tenants.
Homeowners & Residential Renovators
Pre-renovation abatement for homes built before 1990. Vermiculite attic insulation, stipple ceilings, floor tiles, and pipe wrap removed safely before your renovation begins.
Property Developers & Investors
Full-building abatement and selective demolition for redevelopment projects. We manage the entire hazmat scope so your renovation or new build stays on timeline.
General Contractors & Builders
Subcontract abatement services for GCs who need a reliable, licensed abatement partner. We handle the hazmat scope and hand the site back clean, documented, and ready for construction.
The Advantage of an Integrated Team
Most abatement companies remove hazardous material and leave. We stay — because we're also the construction team that builds what comes next.
Abatement + Construction
One team handles both the hazmat removal and the renovation or TI that follows. No handoff gaps, no coordination delays, no finger-pointing between abatement and construction contractors.
Faster Project Timelines
Because we manage both scopes, we overlap scheduling where safely possible — so your overall project timeline compresses instead of stacking sequential phases.
Full Regulatory Compliance
Alberta OHS, Alberta Environment, and municipal bylaws — we handle every notification, permit, work plan, and close-out document so you stay compliant without managing it yourself.
